You’ll be hard pressed to find anyone with more experience in the Hertford lettings market than Steve Whyman. He established the Shepherds lettings division in 1992 and is still at the helm, more-than-ably assisted by Jennifer Sanderson. Both are Hertford residents and know the local area inside out.

Perhaps because of this, and of course their extremely personable nature, the majority of landlords ask Steve and Jennifer to manage their property as well as find a tenant. However, you can choose a simple Let Only service if you prefer.

We are proud to say we are regulated by Propertymark and part of the Propertymark Clients Money Protection Scheme.

A non-refundable holding deposit of £300 is required to reserve a property. In the event of a successful application and a tenancy being granted, these funds are put towards the security deposit. Should a tenant fail the referencing process or change their mind, the fee is forfeit.

An administration charge of £222 including VAT applies for each person named on the tenancy agreement. The charge includes reference checks, right to rent check, preparation of Tenancy Agreement and associated legal documents, initial Check-In with inventory, meter reading and key handover.

Where appropriate, an additional administration charge of £150 including VAT applies per guarantor named on the tenancy agreement to include reference checks, right to rent check, preparation of Tenancy Agreement and associated legal documents.

A renewal fee of £75 per tenancy, including VAT, applies at each renewal date.

Our fees are charged between 6% incl vat – 10.8% incl vat of the rental income received. This is based upon which level of Service is required, as illustrated by our Service Checklist.
