Q: Is the Tenant or Landlord responsible for paying the utility bills and Council tax?
A: The Tenant is responsible for payment of gas/oil/electricity, council tax, water (where not included in a buildings service charge), TV licence and any sewerage/drains clearance whereby the property does not have mains drainage.  The Landlord only becomes liable for payment of such items when a property remains vacant or void of a Tenancy Term.

Q: Do I require permissions to Let my property?
A:  Yes, if your property is subject to a loan or mortgage, then you need to make sure you have consent of the lender, your freeholder if the property is leasehold and your insurer.

Q: Are Shepherds Lettings able to manage my property if I am based overseas?
A: Yes, many of our clients are oversees Landlord.  There may be a requirement for you to inform the HMRC, if you are destined to be a Non-Resident Landlord.

Q:  What Safety Regulations are there when offering a Property to Let?
A: There are a few and recent years have seen more compliance items being passed with legislation ramping up.  Along with Gas, fire & safety, EPC, Right to Rent, Property fit for habitation, Legionella risk assessment.  We are able to advise of your obligations at the time of your market appraisal.

Q:  Do I need Insurance?
A:  Yes, we advise you insure the property for both Buildings and then minimal contents to cover the status of the property in line with be it being left furnished or unfurnished.  A Tenant will be responsible for their own contents insurance only.  You are able and advised to consider taking up additional Landlord insurance policies if need be.  It is always worth checking with your existing insurer as to what cover they supply.

Q:  Are there additional costs charged by Shepherds Lettings when dealing with utility companies, contractors, freeholders, building managers on behalf of the Landlord?
A:  No, these are standard routine items that occur and are included within the monthly management fee.  We will assist where possible.

Q:  How will I know that my Tenants are looking after the property?
A:  We formally inspect the property twice a year.  We will notify you and report to you in writing after each visit.  In some cases, where repairs or maintenance have become more frequent or the Tenant has requested we attend specific issues.. Then we may visit the property more frequently.  If the latter, then emailed updates are sent whenever there is something to report.

Q:  How will I know if a Tenant is suitable for my property?
A:  We use our experience of due diligence when vetting prospective applicants.  Full references are taken via out-sourced specialised referencing companies whom provide a suitability report on the potential Tenant.  Right to Rent is checked and then the final decision will always be the Landlord choice.
