TENANT GUIDANCE…

We will walk you carefully through the procedure involved in becoming Tenants of the property you desire. No Fees accrued in making that first step in securing your new home. A simple and stress-free service that is able to be concluded within an average of two weeks.

  • Prepare For Application to Rent – Is the Rent to income ratio affordable? Have you any adverse credit history to settle? Have you asked questions of the Agent/Landlord about smoking, pets etc? Will you require a Guarantor? Has your current Landlord been notified of your wish to depart your current property and are they willing to provide a reference?
  • Register your details with the Agents Database – For sure fire means of receiving property alerts the quickest way.

SCALE OF FEES: TENANTS
Permitted Payments:-

  • Holding Deposit – equivalent to one week’s rent will be required to provisionally secure a property, pending reference checks. Once these checks are successfully completed, this Holding Deposit will be deducted from the final balance of monies due, prior to the commencement of the Tenancy. However if the Application fails or you change your mind once the referencing procedure has begun, then the Holding Deposit will be retained in its entirety by the Agent, Shepherds Lettings.
  • Security Deposit– Up to five weeks rent permissible to cover damages or defaults on the part of the Tenant during the tenancy.
  • Unpaid Rent– Interest at 3% above the Bank of England Base Rate from Rent Due Date until paid in order to pursue non-payment of rent. Please Note: This will not be levied until the rent is more than 14 days in arrears.
  • Lost Key(s) or other security devices– Tenants are liable to the actual cost of replacing any lost key(s) or other security device(s). If the loss results in locks needing to be changed, the actual costs of a locksmith, new lock and replacement keys for the Tenant, Landlord or any other persons requiring keys will be charged to the Tenant. If extra costs are incurred there will be a charge of £15 per hour (incl VAT) for the time taken replacing lost key(s) or other security devices.
  • Variation of Contract (Tenants request) – £50 (incl VAT) per agreed variation. To cover the costs associated with taking Landlord’s instructions as well as the preparation and execution of new legal documents.
  • Change of Sharer (Tenant’s request) – £50 (incl VAT) per replacement Tenant or any reasonable costs incurred higher. To cover the costs associated with taking Landlord’s instructions, new Tenant Referencing and Right-to-Rent checks, deposit registration as well as the preparation and execution of new legal documents.
  • Early Termination (Tenant’s request) – Should the Tenant wish to leave their contract early, they shall be liable to the Landlord’s costs in re-letting the property as well as all rent due under the tenancy until the start date of the replacement tenancy. These costs will be no more than the maximum amount of rent outstanding on the tenancy.
